Brainchild of Lord Aram Lazard, the building houses twenty flats in all, and is modeled after the row houses of Waterdeep. One unit is reserved, on the ground level, for a live-in steward who helps oversee maintenance and arbitrate tenant disputes, in exchange for having their rent waived atop their wages for so long as they remain employed.

Each flat consists of one large or two small bedrooms, a bath, an indoor lavatory, and a modest "greatroom" that combines a parlor and a small, open kitchen. A common laundry is also available on the first floor, just beside the resident tenant-manager's office. Leases are negotiable in half- and full-year terms, with rent due to the manager at the beginning of every month (payable in advance).
